NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure filed May 6, 2025 entered in Civil Case No. 37-2023-ca-001863 of the Circuit Court of the Second Judicial Circuit Judicial Circuit in and for Leon County, Tallahassee, Florida, the Clerk of Court, Clerk of Court of Leon County, will sell to the highest and best bidder for cash electronically at www.leon.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 23rd day of June, 2025 at 11:00am on the following described property as set forth in said Summary Final Judgment, to-wit:

Commence at a concrete monument (#1254) marking the Southwest corner of Lot 14, Block “F”, KILLEARN LAKES UNIT NO. 1, a subdivision as per map or plat thereof, recorded in Plat Book 6, Page 26, of the Public Records of Leon County, Florida, thence run South 71 degrees 29 minutes 10 seconds East 86.18 feet; thence South 51 degrees 53 minutes 36 seconds West 264.95 feet to the Easterly right of way boundary of Kinhega Drive (right of way varies), said point being on a curve concave to the Westerly; thence Southeasterly along said curve having a radius of 804.13 feet through a central angle of 29 degrees 47 minutes 34 seconds for an arc distance of 418.13 feet (the chord of said arc bears South 12 degrees 13 minutes 26 seconds East 413.44 feet); thence leaving said right of way run South 87 degrees 19 minutes 39 seconds East 20.00 feet; thence South 02 degrees 40 minutes 21 seconds West 47.07 feet; thence South 88 degrees 21 minutes 47 seconds East 154.37 feet to the Easterly right of way boundary of a proposed roadway; thence along said Easterly right of way boundary the following: South 01 degrees 38 minutes 13 seconds West 61.35 feet to the point of beginning; from said point of beginning continue South 01 degrees 38 minutes 13 seconds West 40.00 feet; thence leaving said Easterly right of way boundary run South 88 degrees 21 minutes 47 seconds East 122.00 feet; thence North 01 degrees 38 minutes 13 seconds East 40.00 feet; thence North 88 degrees 21 minutes 47 seconds West 122.00 feet to the point of beginning.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed.
